Piston & Ring is a classic example of 1920s "auto row" architecture, with sturdy board-formed concrete walls topped by vaulted timber roof trusses. Our dramatic renovation will fill the spaces with light from a massive west window-wall. A new lower daylight level of retail and outdoor spaces will be connected to the street level with a soaring lobby and public stair. The adjacent elevator at 12th & Pike will provide wheelchair and delivery access to the lower level. The storefront will feature restored transom windows over glazed roll-up garage doors. A large portion of the street level, including the south storefront bay, has already been leased to a well-loved Italian restaurant which is relocating to be part of 12th Avenue's emerging "restaurant row".
